Warranty
A promise by the grantor of real property that he or she is the owner and will be responsible to the buyer if title is other than as represented.

 

Warranty Deed
A deed used to convey real property. Contains warranties of title and quiet possession guaranteeing that the title is free of defects existing before the grantor acquired title or arising during the grantor’s ownership.

 

Wild Deed
A deed which purports to affect title to real property, but none of the parties to the instrument have ever had a record interest.

 

Will
A written document providing for the distribution of property owned by a person after his or her death.
